Methamphetamine House Inspection
Who and when to get a Meth test for your home:
Whether you are a landlord who is looking for new tenants or you are an individual looking at buying a property, a Methamphetamine inspection could be of interest to you. In many instances landlords have found that previous tenants were manufacturing the drug within their rental property. Home buyers have also discovered that they had purchased a property previously used to manufacture Methamphetamine. At Building and Pest Inspection Services we strongly recommend having a Methamphetamine Inspection done if for any reason you suspect the drug may have been manufactured or used within the property.
What is involved in a Meth Inspection?
Our Methamphetamine Inspections involve on-site testing conducted by a qualified inspector. We use an accredited test kit designed to detect the presence of any residue left from not only methamphetamine but also other common narcotics such as MDMA (Ecstasy).
Narcotics we can test for:
- LSD, Opium
What you can risk if you don't get a meth test:
In many instances landlords have found that previous tenants were manufacturing the drug within their rental property this would make the property uninhabitable until professionally cleaned costing significant rental losses. Home buyers have also discovered that they had purchased a property previously used to manufacture Methamphetamine causing them and their kids to feel ill. At Building and Pest Inspection Services we strongly recommend having a Methamphetamine Inspection done if for any reason you suspect the drug may have been manufactured or used on the property.
Clean up costs can be as much as 10 thousand dollars and your property, clothes and belongings may have to be disposed of.

Base presumptive tests;

Laboratory Composite Screen;
Samples are taken from every room and each sample is held in its own. Samples are analysed together at the laboratory, this is to provide an average reading for the entire property. If the reading is above 0.5μg/100cm², individual samples can be re-analysed (at a further cost per sample) to establish which rooms have the problem. There is no need to revisit the property on this occasion.

Comprehensive Room Sampling Screen:
This type of screening is required when a Base Composite Screen reveals a result above 0.5μg/100cm². Analysing the rooms individually will then identify which rooms require decontamination. Samples will be taken from each room for individual analysis.
If you’re not sure what type of screening service is best for your situation, ask us for further advice. We will make a recommendation based on whether there are chances of finding meth residue are high, moderate or slight, based on what you know about the building’s previous history and occupation.
