Dilapidation Surveys

Dilapidation surveys are a record of the current condition of a property before undertaking of adjacent development or construction work.  Development works can include be construction of new, road works, buildings, demolition or alteration of retaining walls.  The property conditions and reports are undertaken before construction or demolition works so if any cracks exist or damage to current buildings, structures this on occasions may include kerbing footpaths, roadways.

When the completion of development, construction or demolition works a second inspection is undertaken to determine whether damage or changes have occurred to existing structures or property, and if any additional damages are evident to the original recorded damage must be repaired

If dilapidation surveys  and reports are not undertaken and  additional damage occurs to existing structures during development, construction or demolitions then it will be difficult to determine that new damage has been caused by the new works, so when submitting a claim for damages, could lead to potential monetary issues.
